RULES AND REGULATIONS
The resident(s) agrees to observe the following rules and regulations, all of which are part of the lease dated
__________________________.
Comply with insurance policies: Resident(s) shall comply with all rules and regulations of all insurance policies of
the owner of this property.
Minimum temperature: Resident(s) shall maintain a minimum temperature of 50 degrees at all times to protect
property from freezing.
No open flames: Residents will not use candles, charcoal cookers, kerosene heaters or any device or appliance
using an open flame inside.
No waterbeds: No waterbeds or other fluid filled furniture is permitted.
Signs: Residents shall not display any signs, exterior lights, or markings. No awnings or other projections shall be
attached to the outside of the building.
Locks: Resident is prohibited from adding locks to, changing, or any way altering locks installed on the doors. Only
those individuals listed on this lease are permitted to possess a key. All keys must be returned to Management
upon termination of the occupancy.
Entrances, walks, lawns, and driveways shall not be obstructed or used for any purpose other than ingress and
egress.
Radio or television aerials shall not be placed or erected on the roof or exterior
Parking: Non-operative vehicles are not permitted on the premises. Any such vehicle may be removed by
Management at the expense of the Resident.
Storage: No goods or materials of any kind or description which are combustible or would increase fire risk shall in
any way increase the fire insurance, may be taken or placed in a storage area or the residence itself.
Walls: No nails, screws or adhesive hangers except standard picture hooks, shade brackets, and curtain rod
brackets may be placed in walls, woodwork or any part of residence.
Guest(s): Resident shall be responsible and liable for the conduct of guests. Act of guests in violation of this
agreement or Management’s rules and regulations may be deemed by Management to be a breach by Resident.
No guest may stay longer than 7 days without permission of Management.
Noise: All voices, radios, televisions, etc must be at a level of sound that does not annoy or interfere with neighbors.
Yard/Garbage: Resident shall maintain own yard and shrubbery and furnish own garbage can.
Drugs: No illegal drugs or drug paraphernalia on premises. This includes prescription drugs not prescribed to listed
tenants. Illegal drugs on premises will result in immediate eviction and loss of all deposits.

No open containers of alcohol are permitted outside.
Renters' Insurance: Tenant is required to carry renters’ insurance through the insurance agent of their choice.
Tenants are prohibited from disabling smoke or carbon monoxide detectors.
No smoking is permitted inside the premises.
All utilities are to be paid by the tenants, which includes, but is not limited to electric, gas, phone, water, sewer,
trash, city services fee, etc. All utilities are to be put in tenant’s name on or before the lease date.
Automobiles: No cars, trucks or other vehicles shall remain on the premises unless currently licensed and fully
operational. Any car on blocks, with flat tires or leaking fluids shall be deemed to not be fully operational. No car
parts are to be left outside or taken inside. Any vehicles forbidden under this paragraph may be towed by
management at residents expense after mailing resident a notice telling them that the offending vehicle shall be
removed by owner within 3 days of notice.
Plastic on Windows: No plastic shall be installed over windows on the outside of the house under any
circumstances. If the resident wishes to install plastic over the inside of the windows, only 3M window kits shall be
used. Under no circumstances may tape other than what comes with the commercial storm window kit be used. No
staples or nails may be used. Resident shall remove all plastic from windows before vacating.
Changes/Additons to Rules: Management reserves the right at any time to prescribe additional rules and make
such changes to the rules and regulations.
