Q. Why won't you give out your phone number?
A. I used to and it was a disaster. People called me in the middle of the night constantly about available rentals. Some even cussed me when I told them to please call me back during daytime hours. I can't turn my phone ringer off at night because a tenant might need to reach me about emergency maintenance. I need my sleep, so I keep my communication to FaceBook Messenger where I can turn off sound notifications. I get HUNDREDS of responses each time I advertise an available rental on FaceBook Marketplace. I can very quickly use a text shortcut to send out the pre-qualification questions and then communicate with people about rentals much more efficiently. I DO give my phone number to people once they apply for a property. And all my tenants have my phone number.
Q. Why do you have rentals in West Virginia if you live in Florida?
A. It's almost impossible to buy a property in Florida and break even, must less get any cash flow. The cost of buying a house is outrageous. Insurance costs are outrageous. And then add hurricane insurance on top of that. It is NOT a recipe that works. Since I'm from WV and still have a house in WV, well, WV is the obvious choice for me.
Q. I heard you got out of rentals. Was that not true?
A. Yep, I did indeed sell all my rentals to have the money to buy the house in Florida. I went about 2 years without rentals. And then I made the decision to come back and get back in.
